PUBLIC NOTICE
A public hearing and meeting will be held before and by the Board of Zoning Appeals of the Incorporated Village of Mill Neck, Nassau County, New York at the Village Hall – 32 Frost Mill Road in the Village on Thursday, May 18, 2023 at 6:00 p.m.
The hearing will be on the appeal of Jin Sun, owner of an 8.32-acre parcel of land located at 132 Roger Canoe Hollow Road in the Village, designated as Section 29, Block L, Lot 47 on the Nassau County Land and Tax Map, being located in the Village’s E-1 (5-acre) zoning district.
The Appellant seeks to relocate an existing pergola that is currently 34’1” from the easterly property line and located forward of the rear line of the dwelling, to a new location which would still be forward of the rear line of the dwelling to which it is accessory, but in compliance with all other setback requirements, as shown on the site plan entitled “Meditation Garden – Pergola Plan…” prepared by Steven Dubner Landscaping, Inc. and last dated February 1, 2023.
The above application is on file at the office of the Village Clerk located at 32 Frost Mill Road between the hours of 9:30 a.m. and 12:30 p.m., Monday through Friday, until the time of the hearing.
All interested parties will be given an opportunity to be heard at said time and place.

A public hearing and meeting will be held before and by the Board of Zoning Appeals of the Incorporated Village of Mill Neck, Nassau County, New York at the Village Hall – 32 Frost Mill Road in the Village on Thursday, May 18, 2023 at 6:00 p.m.
The hearing will be on the appeal of Sam Liss, owner of a 5.02-acre parcel of land located at 121 Horseshoe Road in the Village, designated as Section 29, Block L, Lot 661, 1032 on the Nassau County Land and Tax Map, being located in the Village’s E-1 (5-acre) zoning district.
The Appellant seeks variances to permit the construction of the following:
- Swimming pool, cabana and guest room addition, pool equipment and terrace, all of which will be located forward of the rear line of the principal dwelling to which they are accessory.
- Sports court which would have a front yard setback of 75 feet rather than the required 125 feet and which will be located forward of the rear line of the principal dwelling to which it is accessory.
- Roofed over patio adjacent to an existing greenhouse which will have a front yard setback of 78 feet and will be located forward of the rear line of the principal dwelling to which it is accessory.

A public hearing and meeting will be held before and by the Board of Zoning Appeals of the Incorporated Village of Mill Neck, Nassau County, New York, at the Village Hall, 32 Frost Mill Road in the Village on May 18, 2023 at 6:00 p.m.
The hearing will be on the application of Vincent and Patricia Mallardi, owners of a 0.79 acre parcel of land located at 6 Creek Lane in the Village, designated as Section 29, Block P, Lot 154 on the Nassau County Land and Tax Map, being located in the Village=s R‑2 (3-acre.) Zoning District.
The Appellant seeks a variance to permit the construction of two, two-story additions, and roof-top terrace, to the southerly side of the existing dwelling, which would have a side yard setback 10.38 feet rather than the required 50 feet, and which would result in a main and accessory building lot coverage of 23% of lot area rather than the maximum permitted 15% of lot area.
