BOARD OF ZONING APPEALS
PUBLIC NOTICE

A public hearing and meeting will be held before and by the Board of Zoning Appeals of the Incorporated Village of Mill Neck, Nassau County, New York, at the Village Hall, 32 Frost Mill Road in the Village on July 24, 2024 at 6:00 p.m. 

The hearing will be on the application of Jack Barnes, owners of a parcel of land located at 59 Private Road in the Village, designated as Section 29 Block N Lot 219 on the Nassau County Land and Tax Map, in the Village=s E‑1 (5-acre) Zoning District. 

The Appellant seeks variances to allow the construction of the following:

  1. Detached three (3) car garage which would be located closer to the front lot line than the rear line of the dwelling to which it is accessory, and which would have a rear yard setback of 44.5 feet rather than the required 75 feet;
  1. Two-story addition to the southerly side of the existing, non-conforming dwelling, portico addition to the easterly side of the dwelling and a second story addition over the existing one-story portion of the dwelling which will require the following variances:
  1. To allow the proposed portico addition to have a rear yard setback of 68.5 feet rather than the required 75 feet;
  2. To allow the proposed second story addition over the pre-existing, non-conforming dwelling to have a rear yard setback of 66.2 feet rather than the required 75 feet.

The above application is on file at the office of the Village Clerk located at 32 Frost Mill Road between the hours of 9:30 a.m. and 12:30 p.m., Monday through Friday, until the time of the hearing. 

All interested parties will be given an opportunity to be heard at said time and place.
