BOARD OF ZONING APPEALS
PUBLIC NOTICE

A public hearing and meeting will be held before and by the Board of Zoning Appeals of the Incorporated Village of Mill Neck, Nassau County, New York, at the Village Hall, 32 Frost Mill Road in the Village on September 23, 2024 at 6:00 p.m. 

The hearing will be on the application of Joseph & Lindsay Kasenchak, owners of a parcel of land located at 332 Feeks Lane in the Village, designated as Section 29 Block M Lots 1349-1351 on the Nassau County Land and Tax Map, in the Village=s R‑2 (3-acre) Zoning District. 

            The Appellants seek variances to permit the construction of additions and alterations to the existing, non-conforming dwelling which will require the following variances:

  1. To allow the second-floor cantilever addition to the southwest corner of the main dwelling to have a front yard setback of 35 feet rather than the required 50 feet;
  2. To allow the proposed covered porch and second floor bedroom addition at the southeast corner of the main dwelling to have a rear yard setback of 32.6 feet rather than the required 50 feet;
  3. To allow the proposed two-story kitchen and family room addition on the easterly side of the main dwelling to have a rear yard setback of 44 feet rather than the required 50 feet.

The Appellants also seek variances to permit the construction of additions and alterations to the existing detached garage/cabana which will require the following variances:

  1. To allow the altered garage to be located forward of the rear line of the dwelling and to have a front yard setback of 37.1 feet rather than the minimum required 100 feet;
  2. To allow the altered garage to have a footprint of 1,615 square feet rather than the maximum permitted 1,200 square feet;

The above application is on file at the office of the Village Clerk located at 32 Frost Mill Road between the hours of 9:30 a.m. and 12:30 p.m., Monday through Friday, until the time of the hearing. 

All interested parties will be given an opportunity to be heard at said time and place.
