VILLAGE OF MILL NECK
BOARD OF ZONING APPEALS
PUBLIC NOTICE
A public hearing and meeting will be held before and by the Board of Zoning Appeals of the Incorporated Village of Mill Neck, Nassau County, New York, at the Village Hall, 32 Frost Mill Road in the Village on June 26, 2025 at 6:00 p.m.
The hearing will be on the application 311 Mill Hill Owner, LLC, owner of a parcel of land located at 311 Mill Hill Road in the Village, designated as Section 29 Block T Lot 177 on the Nassau County Land and Tax Map in the Village=s E‑1 (5-acre) Zoning District.
The Appellant seeks to maintain additions and alterations to an existing greenhouse and to convert it into habitable space which additions and alterations will require the following variances:
- A front yard setback of 120 feet rather than the required 125 feet and located forward of the rear building line of the main dwelling to which it is accessory, and a street side setback from Oakley Court of 122.3 feet rather than the required 125 feet;
- Gross floor area of 2,833.74 square feet rather than the maximum permitted 2,400 square feet, which is 42.38% of the area of the main dwelling to which it is accessory, rather than the maximum permitted 35%;
- Roofed over area of 1,842.24 square feet rather than the maximum permitted 1,200 square feet;
- An increased cubic volume of the accessory dwelling of 69.24% rather than the maximum permitted 25%.
The above application is on file at the office of the Village Clerk located at 32 Frost Mill Road between the hours of 9:30 a.m. and 12:30 p.m., Monday through Friday, until the time of the hearing.
All interested parties will be given an opportunity to be heard at said time and place.
