VILLAGE OF MILL NECK
BOARD OF ZONING APPEALS
PUBLIC NOTICE
A public hearing and meeting will be held before and by the Board of Zoning Appeals of the Incorporated Village of Mill Neck, Nassau County, New York, at the Village Hall, 32 Frost Mill Road in the Village on June 26, 2025 at 6:00 p.m.
The hearing will be on the application Marc Chernoff, owner of a parcel of land located at 150 Factory Pond Road in the Village, designated as Section 29 Block J Lot 355 on the Nassau County Land and Tax Map in the Village=s R‑1 (2-acre) Zoning District.
The Appellant seeks variances to permit the following construction:
- Swimming pool patio which would be located closer to the front lot line than the rear line of the main dwelling to which it is accessory, and which would have a front yard setback of 71.1 feet rather than the required 100 feet;
- Deck to be constructed at the existing cottage which would be located closer to the front lot line than the rear line of the main dwelling to which it is accessory, and which would have a front yard setback of 78.3 feet rather than the required 100 feet, and a side yard setback of 48.2 feet rather than the required 50 feet;
- Detached garage which would have a rear yard setback of 25 feet and a side yard setback of 30.22 feet rather than the required 50 feet;
The Appellant also seeks a variance to allow the existing main dwelling and the proposed accessory buildings to result in a total lot coverage of 18.3% of lot area, rather than the maximum permitted 15%.
The above application is on file at the office of the Village Clerk located at 32 Frost Mill Road between the hours of 9:30 a.m. and 12:30 p.m., Monday through Friday, until the time of the hearing.
All interested parties will be given an opportunity to be heard at said time and place.
