VILLAGE OF MILL NECK
BOARD OF ZONING APPEALS
PUBLIC NOTICE
A public hearing and meeting will be held before and by the Board of Zoning Appeals of the Incorporated Village of Mill Neck, Nassau County, New York, at the Mill Neck Manor School for the Deaf, 40 Frost Mill Road in the Village on May 6, 2026 at 6:00 p.m.
The hearing will be on the application Ilya Fridman, owner of a parcel of land located at 339 Meadow Lane in the Village, designated as Section 29 Block T Lot 169 on the Nassau County Land and Tax Map in the Village’s E-1 (5-acre) Zoning District.
The Appellant seeks variances to maintain the following existing structures:
- In-ground swimming pool which has a street setback from Ridge Lane of 72 feet, with an adjoining spa which has a street setback from Ridge Lane of 64.7 feet rather than the required 125 feet; .
- Swimming pool equipment which has a street setback from Ridge Lane of 72.1 feet rather than the required 125 feet;
- Roofed over patio with BBQ which has a street setback from Ridge Lane of 71 feet rather than the required 125 feet;
- Retaining wall and patio with firepit which have a street setback from Ridge Lane of 50.8 feet rather than the required 125 feet and a southerly side yard setback of 72.8 feet rather than the required 75 feet.
The above application is on file at the office of the Village Clerk located at 32 Frost Mill Road between the hours of 9:30 a.m. and 12:30 p.m., Monday through Friday, until the time of the hearing.
All interested parties will be given an opportunity to be heard at said time and place.
