BORD OF ZONING APPEALS
PUBLIC NOTICE

A public hearing and meeting will be held before and by the Board of Zoning Appeals of the Incorporated Village of Mill Neck, Nassau County, New York, at the Mill Neck Manor School for the Deaf, 40 Frost Mill Road in the Village on May 6, 2026 at 6:00 p.m.

The hearing will be on the application of Jack Barnes, owners of a parcel of land located at 59 Private Road in the Village, designated as Section 29 Block N Lot 219 on the Nassau County Land and Tax Map, in the Village’s E-1 (5-acre) Zoning District.

The Appellant seeks variances to allow the construction of the following:

  1. Two-story addition to the southerly side of the existing, non-conforming dwelling, portico addition to the easterly side of the dwelling and a second story addition over the existing one-story portion of the dwelling which will require the following variances:
  2. To allow the proposed portico addition to have a rear yard setback of 68.5 feet rather than the required 75 feet;
  3. To allow the proposed second story addition over the pre-existing, non-conforming dwelling to have a rear yard setback of 66.2 feet rather than the required 75 feet;
  4.  To allow the proposed additions to result in an increase in cubic volume of 29.93% rather than the maximum permitted 25%

The above application is on file at the office of the Village Clerk located at 32 Frost Mill Road between the hours of 9:30 a.m. and 12:30 p.m., Monday through Friday, until the time of the hearing or on the Village’s website
