VILLAGE OF MILL NECK
BOARD OF ZONING APPEALS
PUBLIC NOTICE
A public hearing and meeting will be held before and by the Board of Zoning Appeals of the Incorporated Village of Mill Neck, Nassau County, New York, at the Village Hall, 32 Frost Mill Road in the Village on February 15, 2024 at 6:00 p.m.
The hearing will be on the application of Mychal and Elliot Grodstein, owners of a parcel of land located at 2 Frost Mill Road in the Village, designated as Section 29 Block S Lot 204 on the Nassau County Land and Tax Map, in the Village=s E‑1 (5-acre) Zoning District.
The Appellants seek variances to permit the construction of a one-story addition and entry stoop to the existing dwelling, which will require the following variances:
- To allow the addition to have a front yard setback of 52.03 feet from Oyster Bay Road and a southerly side yard setback of 27.19 feet rather than the required 75 feet;
- To allow the entry stoop to have a southerly side yard setback of 15.2 feet rather than the required 75 feet;
- To allow the one-story addition and front stoop to increase the lot coverage of the principal and accessory buildings to 314.56% of lot area (3,800.7 square feet) rather than the maximum permitted 10% of lot area (2,610.0 square feet).
The above application is on file at the office of the Village Clerk located at 32 Frost Mill Road between the hours of 9:30 a.m. and 12:30 p.m., Monday through Friday, until the time of the hearing.
All interested parties will be given an opportunity to be heard at said time and place.
